Right to Manage (RTM) Support

We provide end-to-end support for leaseholders seeking to exercise their Right to Manage:

  • Preparation of RTM information packs

  • Drafting and completion of all statutory RTM templates

  • Full management of the RTM process on behalf of leaseholders

  • Expectations and budget planning meetings prior to RTM acquisition date

Block Management – Day to Day Services

We manage the operational and legal responsibilities of your block with diligence and transparency:

  • Communal cleaning, grounds maintenance, bin hire, pest control, etc

  • Insurance and warranty management, including policy renewal and claims

  • Minor repairs and reactive call-out management

  • Compliance management, including FRA, EICR and other statutory inspections

  • Site safety audits and documentation of actionable findings with ongoing risk register monitoring

  • Contractor RAMS (Risk Assessments and Method Statements), insurances, environmental policies, etc, reviews prior to work commencement

Leaseholder and Resident Communication

  • Six-monthly leaseholder services satisfaction surveys with actionable follow-ups

  • Communication platform for logging repairs, queries, and distributing updates

  • Professionally formatted notices and service bulletins tailored to your block

  • Six-monthly management reports including financial and operational updates

  • Quarterly Contractor performance scorecards reviewed against KPIs

  • All major spend decisions accompanied by a business case document and at least three competitive quotations, inclusive of our recommendations for appointment

 

Reserve Fund and Service Charge Management
